James Hardie Junior ADU Conversion: The Sacramento Owner’s Guide

A junior ADU conversion using James Hardie siding and trim products typically runs $85,000 to $165,000 installed in Sacramento, depending on whether you’re converting an existing garage or building a new attached JADU from the slab up. We stock James Hardie-compatible HZ10 and HZ5 plank and panel profiles on the truck, and most siding failures we see are diagnosed same day. The most common call we get starts with a homeowner noticing water staining at the bottom edge of the siding, or buckling HardieBacker board where it meets the foundation.

If you’re reading this, chances are a piece of your James Hardie siding, trim, or backing board has cracked, rotted, separated, or let water behind it. You want to know if it’s the product, the install, or both. And you want a real number to fix it. We’ll get to both.

Which James Hardie Products This Covers

James Hardie makes several product lines that show up in junior ADU conversions across Sacramento: HardiePlank lap siding in 5.25-inch and 8.25-inch exposures, HardiePanel vertical siding, HardieTrim Batten boards, HardieBacker cement board for shower walls and exterior shear applications, and HardieSoffit. Each has different failure modes and different compatibility requirements.

The gotcha we see most often: HardiePlank is not interchangeable with HardiePanel for shear strength. A JADU that originally used HardiePanel at 7/16-inch thickness for wall bracing cannot simply be re-sided with HardiePlank lap siding without adding plywood or OSB shear panel behind it. That’s a code issue in Sacramento, where JADU conversions fall under California Building Standards Code Title 24 and the city inspects the wall assembly, not just the visible siding. Another common mismatch: using 1/4-inch HardieBacker on walls when the spec calls for 7/16-inch or 1/2-inch. The thin board is made for floors and countertops. On a shower wall or an exterior soffit, it flexes and fails within a couple of seasons.

OEM versus aftermarket matters less for Hardie than for other brands, but it’s not nothing. James Hardie’s fiber cement formula has been consistent for years, and most aftermarket fiber cement siding we’ve tested doesn’t match the texture or paint adhesion of the original. We order genuine James Hardie when the job calls for it, and we’ll tell you plainly if a quality aftermarket equivalent will hold up just as well for less money.

Signs Your James Hardie Junior ADU Conversion Is Failing

  • Wicking at the bottom edge. Sacramento’s dry summers and damp winters cause expansion and contraction at the foundation line. If the siding wasn’t kept 6 inches off the soil or the original crew skipped the metal flashing, the bottom board absorbs moisture and the paint peels in sheets. Once the fiber cement core gets saturated, the board is done.
  • Seam separation at butt joints. HardiePlank is supposed to have a 1/8-inch gap at every butt joint, caulked with a silicone or polyurethane sealant. When installers butt boards tight, thermal movement pushes them apart. You’ll see vertical cracks opening up in the paint at regular intervals along the wall.
  • Nail pops and loose boards. James Hardie requires 6d galvanized siding nails driven into studs every 16 inches. If someone used roofing nails or missed the framing, the boards don’t seat properly. You’ll see the nail heads lifting, and tapping the siding will produce a hollow rattle instead of a solid thunk.
  • HardieBacker crumbling at tile edges. In a JADU bathroom, water gets behind the tile grout and attacks the cement board. HardieBacker should never crumble. If you can dig a screwdriver into it without much effort, the board has been wet for months and the wall needs to come out.
  • Mold staining at soffit returns. Sacramento’s foggy winter mornings condense on undersized or unventilated soffits. James Hardie soffit panels don’t rot, but they do hold moisture against the framing. Black staining at the fascia line means water is pooling instead of draining.

In Sacramento, most James Hardie siding and trim repairs on a junior ADU run $1,800 to $4,500 for a partial replacement, and $9,000 to $22,000 for a full re-side with HardiePlank or HardiePanel including new flashing and primer. A full JADU conversion with framing, drywall, HardieBacker, electrical, plumbing, and a mini-split falls in the $85,000 to $165,000 range depending on square footage and whether the existing garage slab can be reused.

DIY or Call Us?

You can safely check a few things yourself: look for the 6-inch clearance between siding and soil, check that butt joints have visible gaps with sealant, and push gently on suspect boards to feel for flex. What you shouldn’t do is replace HardieBacker behind tile or re-side a shear wall on your own. James Hardie panels used for bracing are structural. Pull the wrong panel off and the wall can rack before you get the new one up. Fiber cement dust is also silica-laden; cutting it without a proper vacuum shroud and respirator is a genuine health risk, not a nuisance.

If the damage is more than a couple of boards, call (279) 256-1973. We’ll send someone who knows exactly what they’re looking at, and you’ll have a written price for the repair before anything gets cut. Done right means done once.
